Division — Brokerage and transaction execution
We advise first. We execute second.
New lease, renewal or relocation. The clause that costs money is rarely the rent. It is the escalation, the renewal option and the definition of operating costs. Those are the ones we negotiate.
The value of a building is demonstrated before it goes to market. Income, leases and development potential are documented, so negotiation opens on your numbers.
The constraints of a site surface too late. Zoning, easements, building condition, expansion capacity. We verify them before the offer, not after.

Scope of practice
Panorama brokerage activity is carried out in Quebec, where the agency is authorized by the OACIQ. Elsewhere in Canada, brokerage is handled by a broker licensed in the province concerned, through our membership in the Canadian Real Estate Association, and Panorama stays on the file with the client. Advisory and management services are not subject to that limit and are delivered across the country.
